The applicant is seeking to alter roughly 2,880 sq. ft. of the interior of the 1st & 2nd floor of the premises for the use as office space and alter the ground floor/basement, roughly 1920 sq. ft. for the use as a Code School.
The application would require 46 off street parking spaces where only 4 parking spaces exist in the rear of the property. The calculations were based on educational use at 1 parking space for every 100 sq. ft. of gross floor area and 1 space per employee and the office space at 1 space per 250 sq. ft. of gross floor area totaling 42 spaces. The applicant was then given a credit for 24 parking spaces for retail space at 1 space per every 200 sq. ft. of gross floor area therefore, the applicant is deficient 18 off street parking spaces.
Variance from Section: 470-21.A entitled Off Street Parking - A variance is required for 18 parking spaces from the Zoning Board of Appeals.
